New Stair Installation Process

New stair installation begins with demolition of the existing structure if replacement is involved, or with excavation and footing preparation for new stair construction. All exterior stairs in New Jersey that bear on the ground require a concrete footing below the frost line — a minimum of 36 inches — to prevent frost heave from lifting the stair structure away from its connection to the building. The stair body — the structural core that supports the treads — is constructed from poured concrete reinforced with rebar. Concrete stairs are formed, poured, and finished in a single operation for simple configurations. For taller or more complex stair structures, we construct concrete block cores that are then clad with the finish material — brick, stone, or concrete facing — in a second phase. The concrete core provides the structural capacity; the masonry veneer provides the aesthetic finish and weather surface.

Tread materials are selected based on the application and budget. Broom-finished concrete treads are the most durable and low-maintenance option for residential and commercial stairs. Bluestone treads provide a premium appearance with excellent freeze-thaw resistance. Brick-faced risers with stone or concrete treads are common for formal front entry stairs in New Jersey residential properties. All tread surfaces are installed with a minimum one-quarter inch per foot slope toward the front edge to drain rainwater and prevent ice formation.

Stair Repair and Tread Replacement

The most common stair repair condition in New Jersey is separation between the tread and the riser — the vertical face below the tread. This separation occurs when water infiltrates the mortar joint at the tread-riser interface, freezes, and progressively lifts the tread away from the stair body. Once the separation exceeds approximately three-eighths of an inch, the tread becomes a trip hazard and must be addressed immediately.

Tread repair begins with removing the separated tread using chisels and grinding tools. The riser surface and underside of the tread are cleaned of old mortar, and a fresh mortar bed is applied before resetting the tread. The joint between tread and riser is sealed with a flexible polyurethane caulk after the mortar cures to prevent water re-entry. For treads that have cracked through their thickness, replacement rather than re-setting is the appropriate solution.

Spalling concrete stair surfaces — where the top layer of concrete flakes away due to freeze-thaw cycling and salt exposure — can be addressed with a concrete resurfacer on stairs where the underlying concrete remains structurally sound. The surface must be mechanically cleaned, loose material removed, and a bonding primer applied before resurfacing. Stairs with significant structural deterioration — crumbling cores, displaced block, or settled footings — require full replacement rather than surface treatment.

Code Compliance and Safety in NJ

The New Jersey Uniform Construction Code specifies dimensional requirements for exterior stairs that govern maximum riser height, minimum tread depth, and handrail requirements. Riser height must be consistent throughout a flight — variation greater than three-eighths of an inch between the tallest and shortest riser in a flight creates a trip hazard and fails code inspection. Handrail requirements in New Jersey apply to any stair with four or more risers.
